What it asks

The questions underwriters ask, in plain English.

Each one comes with a line saying why it's asked, so your client answers fully the first time.

  1. 1Are all the properties let on full repairing leases, so tenants are responsible for repairs?Where your client keeps the repairing duty, they carry more of the risk of damage and injury.
  2. 2Is cooking limited to fixed cookers and hobs in proper kitchens?Cooking on portable stoves in bedrooms is a common cause of fires in let homes.
  3. 3Has any building ever suffered subsidence, heave or landslip?Subsidence is costly to put right and is often excluded where there is a history.
  4. 4Is there any tree or shrub taller than 3 metres within 10 metres of a building?Roots draw water from clay soil, a common cause of subsidence.
  5. 5Does the trade of any current or past occupier carry a real risk of polluting the property or nearby land?Owners can be held responsible for cleaning up pollution, even when a tenant caused it.
  6. 6Would you like terrorism cover?Terrorism is excluded from standard UK property policies and is bought separately.

Minimum cover

What sets the limit

We know of no law that sets a minimum property owners' liability limit in the UK. Employers' liability is compulsory if the owner employs staff.

Lenders
A mortgage or commercial loan often requires liability cover at a set limit, with the lender's interest noted. Check the loan terms.
Leases and managing agents
A lease or a managing agent's terms may set the limit for the common parts. Check each one.
Health and Safety Executive
Most employers must hold employers' liability insurance with an authorised insurer, with cover of at least £5 million.

A summary, not advice. Check each loan, lease and agent's terms before setting a limit.

Is the property owners' fact finder really free?
Yes. Answer it on the page as your client would, then download it as a fillable PDF with your logo, with no login and no email. Sending it to a client as a link comes with a free 14-day trial.
Which insurers' forms does it fill?
Property owners forms from Ecclesiastical, Camberford (residential property owners), DUAL (unoccupied property owners) and Plum (PropertyWorks). It also fills general cyber and management liability forms, from insurers including CFC, Chubb, DUAL and Travelers. The page shows how much of each one it fills.
Is there a minimum limit for property owners?
Not for property owners' liability that we know of. Lenders, leases and managing agents usually set it. Employers' liability is compulsory if your client employs staff, with cover of at least £5 million.
Does it cover HMOs and unoccupied property?
Yes. It asks about bedsits and houses in multiple occupation, student and council lets. If a property is empty it asks how long for, how it is secured and how often it is checked.
