What it asks
The questions underwriters ask, in plain English.
Each one comes with a line saying why it's asked, so your client answers fully the first time.
- 1Which services does the agency provide? Tick all that apply. Each service carries a different risk. Valuations, off-the-plan sales and commercial work cost the most to insure.
- 2What was the highest sale price the agency achieved in the last 3 years?A mistake on a large sale leads to a large claim.
- 3Does more than 20% of the agency's income come from off-the-plan sales?Off-the-plan sales lead to claims when developments are late, change or fall over.
- 4Do you keep a register of every complaint and repair request about the properties you manage?A register shows the agency acts on problems, which is the first thing a landlord's claim tests.
- 5Does the agency organise building or renovation work for owners?Managing building work brings construction risks that a standard agent's policy may not expect.
- 6Are new or changed bank details always checked by phone before paying?Fake emails with changed bank details, diverting deposits and rent, are the most common cyber loss for agencies.

Minimum cover
Who sets an agent's minimum cover
Rules differ by state. This is the one we could confirm on a regulator's own page.
- NSW Government (Fair Trading)
- Every NSW real estate licence holder must be insured under a professional indemnity policy as a condition of the licence. The page sets no minimum amount.
A summary, not advice. We found no published minimum for other states, so franchise groups, landlords and commercial clients usually set the limit. State compensation funds, such as NSW's Property Services Compensation Fund and the Victorian Property Fund, help people who lose trust money through an agent, but they do not cover the agent's negligence or replace insurance.

Before you ask
Questions about the real estate agents fact finder.
- Is the real estate agents' fact finder really free?
- Yes. Answer it on the page as your client would, and download it as a fillable PDF with your logo, with no login and no email. Sending it to a client as a link comes with a free 14-day trial.
- How does it fill the insurers' forms?
- Each question is linked to the same question on the insurers' forms in the Coverbound Form Library. When your client answers the fact finder, starting an insurer's form puts their answers in, and your client confirms them instead of typing them again. The rest of each form, mostly tables of names, matters and past claims, they answer there.
- Which insurers' forms does it fill?
- Proposal forms from AIG, Chubb, Pacific Indemnity, Pen Underwriting and Swiss Re, including property manager and owners corporation manager forms. The page shows how much of each one it fills.
- Does it cover property managers and strata managers?
- Yes. Property and strata management have their own section, which fills Chubb's property manager form and Pacific Indemnity's owners corporation managers' form as well as the agents' forms.
- Does it work out the cover my client needs?
- No. It collects what your client tells you and drafts a needs summary in their own words for you to finish. The advice is yours.
