What it asks

The questions underwriters ask, in plain English.

Each one comes with a line saying why it's asked, so your client answers fully the first time.

  1. 1How many sites are there in total, including powered, unpowered and cabin sites?Sites are the main measure insurers use to rate a park.
  2. 2Are there residential park homes on the park?Residents are treated differently from holidaymakers. Some policies exclude residential sites.
  3. 3Is the pool locked overnight? An unlocked pool at night is how most drowning claims against parks happen.
  4. 4Has the Health and Safety Executive or another authority ever given you a warning or required improvements?Enforcement notices tell insurers how safely the park is run.
  5. 5Sales of caravans, lodges and park homes: how much do you expect over the next 12 months?Selling units is a different trade from letting sites, so insurers rate it separately.
  6. 6Do you do groundworks or other heavy work, or use construction machinery?Heavy machinery on a busy park raises both public and employers' liability.

Minimum cover

Compulsory cover for UK parks

Public liability is not compulsory for caravan parks, but employers' liability is if the park has staff.

GOV.UK: employers' liability insurance
Most employers must hold employers' liability insurance from an authorised insurer as soon as they take on staff, covering at least £5 million. Being uninsured can bring a fine of £2,500 for every day.
Site licences and landlords
Site licence conditions, landlords and park associations may set a public liability limit. Check each one.

A summary, not advice. Close family members and staff based outside Great Britain can be exempt. Check the current rules before setting a limit.
