What it asks

The questions underwriters ask, in plain English.

Each one comes with a line saying why it's asked, so your client answers fully the first time.

  1. 1Which best describes the accommodation?Backpackers and boarding houses are rated very differently from hotels and motels.
  2. 2Is a manager on site overnight?Someone on site overnight can raise the alarm and evacuate guests in a fire.
  3. 3Can guests cook in their rooms?Cooking in rooms is a leading cause of fires in accommodation.
  4. 4Is there aluminium composite panel (ACP) cladding on the outside of the building? Some composite cladding burns fiercely. Insurers ask about it on every multi-storey building.
  5. 5Does anyone stay for more than three weeks in a row?Long-stay residents are treated as tenants, which some policies exclude.
  6. 6Is there a swimming pool, spa or sauna?Drowning and slips around pools are among the most serious claims insurers see.

Minimum cover

What sets the limit

We know of no law that sets a minimum public liability limit for accommodation providers in Australia.

Leases
Leases and management agreements usually set the limit and ask for the owner to be named on the policy.
Councils and agents
Councils, booking platforms and tour or event operators may require a set limit. Check each agreement.

A summary, not advice. Check every lease, permit and contract before setting a limit.

Before you ask

Questions about the hotels, motels and backpackers fact finder.

Is the accommodation fact finder really free?
Yes. Answer it on the page as your client would, then download it as a fillable PDF with your logo. There's no login and no email. Sending it to a client as a link comes with a free 14-day trial.
Which insurers' forms does it fill?
Pen's accommodation liability proposal and renewal declaration, Pen's backpacker and boarding house property proposal, One Underwriting's hotels package and the hospitality liability forms from Arch, Axis and One Underwriting. It also fills the general public liability, property, cyber and management liability forms. The page shows how much of each one it fills.
Is there a minimum public liability limit for accommodation?
Not in law. A lease or management agreement usually sets it. Councils, booking platforms and tour or event operators may require one too, so the fact finder asks your client which ones apply.
Does it cover backpackers and boarding houses?
Yes. It fills Pen's backpacker and boarding house property proposal. It asks about in-room cooking, long-stay residents and fire escapes, which insurers rate differently from hotels and motels.
